Traditional Brand Name Real Estate Firms

Pros

Independent Real Estate Firms: (Non-Brand Name Firms)

Pros and Cons: It’s difficult to give specific pros and cons to independent brokerages as a whole

Some independent brokerages are run like corporate machines with similar traits as National/International Real Estate firms and others are small outfits anywhere from new start-ups to established. It could be hit or miss on what you get. Consumers should do their research to fully understand what each independent firm offers. At a minimum, a few basic questions to ask should be if they carry E & O insurance and if they’re Realtors®.

Discount Real Estate Firms

Pros

  • Lower than the typical high commission to sell
  • Some may offer buyers rebates
  • A-la-carte services

Cons

  • Less than full-service or (A-la-carte services)*
  • Lower than normal industry cooperation
  • Discount stigma may translate to property value
  • Lack brand name benefits described above

*Discount services may not include listing inclusion into the Multiple Listing Service (MLS), which can severely diminish the marketing and sale of property with regards to value and price.

Other Real Estate Services

Pros

  • May save you a lot of money when Selling
  • Little to no cost for consumers to use

Cons

May be misleading to consumers. Some offer extremely low commissions as a bait and switch tactic such as advertising a low flat-fee or commission to sell your home, but exclude vital information, i.e. the discounted fee doesn't include Full MLS inclusion, only to learn later about extra expenses.
